Railroad towns that turned into big suburbs
Both towns grew up along the rail line and stayed small for most of their history. Census counts put Cibolo at 3,035 people in 2000 and 32,276 in 2020; Schertz climbed from 18,694 to 42,002 over the same years and now reaches from Guadalupe County into Bexar and Comal counties. Part of JBSA-Randolph lies inside Schertz, next to Universal City, so plenty of families here have ties to the base.
That growth produced street after street of slab-on-grade houses, with water lines under or through the concrete. Northwest Guadalupe County's dark, calcareous clay swells after heavy rain and pulls back in drought, working on those foundations and the pipes beneath them.
Check the plumbing before the builder's coverage ends
New-home coverage often has separate end dates for workmanship, for systems such as plumbing, and for the structure. Find the plumbing date in your closing papers and walk the house a month or two before it:
- Read the meter with every tap, the ice maker and the sprinklers off. Any movement on the leak indicator means water is going somewhere, maybe beneath the slab; see leak detection.
- Open the sink cabinets and look for a soft floor, stains or a dripping shutoff valve.
- Check the water heater for rust, water in the pan or a dripping relief valve line.
- Run several fixtures at once. Gurgling or slow drains everywhere can mean the yard sewer line has settled into a low spot.
- Test the pressure. The Schertz water utility says pressure varies with elevation and a pressure-reducing valve is required above 80 psi; see water pressure repair.
Report problems to the builder in writing while coverage applies; after that, call us. Signs of a leak under the concrete are on the slab leaks page.
Who supplies your water
Schertz runs its own water and wastewater utility, supplied mainly with Carrizo-Wilcox Aquifer groundwater from northwest Gonzales County, shared with Seguin through the Schertz-Seguin Local Government Corporation; two city Edwards Aquifer wells serve as backup.
Cibolo homes are on either the City of Cibolo or Green Valley Special Utility District, depending on the street. The city buys nearly all of its water from Canyon Regional Water Authority, which supplies Carrizo and Wilcox well water and treated Guadalupe River water, and a few areas such as Cibolo Crossing get Schertz water.
A break at the main or in the meter box goes to them; anything leaking past the meter, in the yard or indoors, falls to the owner, and we handle those repairs. See water line repair.
Scale and tankless water heaters
Whatever your supplier's source, heating mineral-bearing water leaves scale. White crust on a showerhead is a hint that the same deposit is forming in your water heater; the hard water and softeners page covers treatment options.
Tankless heaters show it first, since every gallon passes through a narrow heat exchanger. Warning signs are showers that swing hot and cool, weaker flow or a scale code on the display. Descaling means closing the service valves, pumping a descaling solution through the unit, rinsing it and cleaning the inlet screen.
Replacing a water heater or adding a water softener in Schertz needs a city permit, and the plumber doing the work pulls the permit.
A gas tankless unit also needs a supply line sized for its burner; CenterPoint Energy provides natural gas in Cibolo. See tankless water heater gas lines.
Smell gas? Leave the building first. Don't flip switches or light anything. Once you're outside, call 911 or your gas utility's emergency line (CenterPoint Energy in Cibolo, CPS Energy in San Antonio), or your propane supplier if your home runs on propane. Then call us.

Schertz and Cibolo plumbing questions
Who supplies water in Schertz and Cibolo?
+
Schertz runs its own city water utility. In Cibolo it's the City of Cibolo or Green Valley Special Utility District. Your water bill shows who your supplier is. Main and meter problems go to them; house-side leaks come to us.
My home is still under builder coverage. Who should I call?
+
The builder, in writing, for anything the coverage includes. After it ends, or when the builder declines the claim, call us to find the cause and fix it.
How often do tankless heaters in Schertz and Cibolo need descaling?
+
Follow the manufacturer's manual. With hard water, once a year is a reasonable start, and sooner if the temperature wanders or a scale code appears.
Do you answer emergency calls at night in Schertz and Cibolo?
+
Yes. Office hours 8 AM–11 PM daily · 24/7 emergency service, so night calls are fine. For a burst pipe, sewage backup or water you can't turn off, call whenever it happens and we send our on-call plumber right away. If you smell gas, leave the building and call 911 or your gas utility from outside first, then call us.
